Phuket is once again discussing not price, but project quality. Developers want a model where one environmental report covers the whole residential project instead of separate reports for each building. For buyers, this is not a technical detail. It is about timing, transparency, and how a large development is structured from day one.

What changed

Thailand’s EIA system has become stricter and more digital. In that context, Phuket developers are pushing for a cleaner rule for multi-building projects. Their point is simple: if a development is designed as one project, it should be reviewed as one project.

Why it matters in Phuket

The island is built on large condos, villa clusters, and mixed-use schemes. When permits are split building by building, buyers often face delays, schedule shifts, and extra uncertainty about the construction sequence. A single report does not remove checks, but it makes the path clearer.

What it means for buyers

  • easier to see whether a future building is part of the approved plan;
  • clearer view of delivery timing by phase;
  • lower risk of late design changes after sales start;
  • better visibility on roads, parking, drainage, and shared areas.

What to check before buying

For a larger project, do not look only at the render and price per square meter. Check the permit structure, whether the sold building matches the approved phase, how common areas are registered, and whether important changes may still be introduced later. This matters most on Phuket’s west coast, where many projects are delivered in stages and land is expensive.

The positive side is clear: a stronger EIA framework usually helps serious buyers. It does not make a purchase easier on paper, but it makes the asset more understandable in real life.
