Phuket has moved into a selection phase: what the first-half 2026 market results show
In 2026, Phuket remains one of Thailand’s strongest housing markets, but the logic is changing. In the first six months of the year, 67 residential projects — condominiums and villas — launched on the island, totaling 4,166 units worth 52.955 billion baht. This is not a story about cooling. It is a story about a more mature and more demanding market.
What happened
Condominiums accounted for 16 launches and 3,466 units, while villas made up 51 projects and 700 units. In monetary terms, villas look stronger again: 32.505 billion baht versus 20.450 billion baht for condominiums. For Phuket, this is an important signal: capital is still going toward quality, land, privacy, and formats that can be held and rented out without unnecessary complexity.
Why this matters for buyers
When the market becomes more selective, the winner is not just a “apartment on the island,” but a clear asset. For a condominium, that means a good location, a well-managed project, and a liquid unit size. For a villa, it means clean land, clear access, a sound ownership structure, and a realistic income model. In the current cycle, buyers are paying not for the buzz around a project, but for its ability to preserve value.
What changes for investors
Phuket’s market increasingly rewards a professional approach. Projects in popular areas — Bang Tao, Cherng Talay, Layan, Kamala, Rawai — continue to attract attention, but documents, legal structure, and management quality are now especially important. This is a good moment for those who can compare not only entry price, but also future occupancy, costs, and exit liquidity.
What to watch next
- ownership type and deal transparency;
- site quality and access road;
- real rental suitability, not just a pretty rendering;
- management, service, and annual expenses;
- demand in a specific location, not on the island as a whole.
The bottom line is simple: Phuket has not become weaker. It has become more precise. And that is usually a good stage for those who buy with a clear plan and work through professional due diligence.
