Phuket puts underground interchanges into a new mode: what it means for housing and traffic

Phuket is once again showing that real estate here depends not only on a seaside location, but also on how easily people can move around the island. Until the end of July, four key underpasses — Bang Khu, Samkong, Darasamut and Chalong — are closed at night to complete installation of a new remote traffic control and monitoring center. For the market, this matters more than it may seem at first glance.

What is happening

The work is being carried out under the Smart City traffic management project. It includes smart lighting, cameras, sensors, upgrades to electrical systems and infrastructure for remote control. The closures apply only at night, but the project itself shows the direction: Phuket is moving from isolated road repairs to smarter traffic management.

Why this matters for the housing market

For buyers and tenants, neighborhood convenience is measured by more than just the beach and the view. If the trip to school, the marina, town or the airport becomes clearer and faster, the property gains stronger everyday value. This is especially important for Samkong, Chalong and central areas, where housing is often chosen for permanent living or long winter stays.

What changes for investors

Infrastructure of this kind usually supports liquidity not through sharp price growth, but through more stable demand for rentals and resale. Buyers begin to look not only at square meters, but also at the route: how quickly they can reach Central Phuket, the hospital, a school or the west coast. The less chaotic the logistics, the easier it is to rent out and resell the property later.

What to check now

  • actual travel time during rush hour, not just on the map;
  • how convenient it is to bypass the night closures if the property is rented daily;
  • access to major roads without narrow dead ends;
  • how the area connects to the airport, schools and major lifestyle hubs.

The conclusion is simple: Phuket is becoming a more mature market, where not only resort appeal but also the quality of the urban environment matters. For buyers, that is a good sign — improvements like these make ownership here calmer and easier to understand.
