Thailand’s new visa rules: why they matter for Phuket property
Thailand has updated visa rules for 65 countries and territories. For Phuket, this is more than border paperwork: the island depends on long stays, repeat visits, seasonal residents, and buyers who often arrive first as visitors and later as owners.
What changed
Thailand replaced the old 60-day visa-free scheme for 93 countries with a narrower structure. Citizens of 59 countries and territories now receive up to 30 days visa-free for tourism, some countries get 15 days, and the Visa on Arrival list has also been reduced. The new rules take effect after publication and formally begin 15 days later.
Why this matters for Phuket
For the island, length of stay is part of property demand. The clearer and more stable the visa framework, the easier it is to plan winter stays, family visits, property tours, and long-term rentals. Phuket relies less on random two-night tourists and more on guests who come intentionally, stay longer, and spend more.
For owners, this is also a sign that the market is becoming more formal. That tends to favor homes and villas prepared for legal rental, clear management, and comfortable living rather than gray-zone activity and unstable occupancy.

For Phuket, this is a constructive signal. The island is moving from pure holiday demand toward more mature and predictable stay patterns. That makes careful property selection even more important.
