Phuket is looking less like a seasonal resort and more like an island where families live year-round. In that environment, international schools have become one of the strongest demand drivers for property.

For real estate, this is not just education news. A school influences where families choose to live, how far they are willing to commute, and what kind of home they want. That is why Chalong, Kathu, Cherngtalay and Bang Tao are increasingly attractive not only for holiday buyers, but also for owner-occupiers.

What changed

Over the past few years, established schools have expanded and new campuses have opened. By 2023, Phuket already had 13 international schools, and student enrolment in the sector rose by 31% in one year. In 2026, the market is still expanding through new launches and stronger existing brands.

The north-west of the island is especially telling. Bang Tao and Cherngtalay are becoming a true family district, with international education now sitting alongside retail, hospitality and residential development.

Why it matters for buyers

When a district has a strong school, it no longer depends only on tourism. It starts attracting long-term family rentals, expat relocations and second-home buyers. That usually supports steadier occupancy and a wider resale audience.

Education infrastructure also changes how buyers judge value. Distance to school, road access, clinics and daily conveniences matter more. On a mature island market, that is often what protects liquidity.

What to check

  • Location. For families, school access often matters more than beach proximity.
  • Property type. Condos suit rental and seasonal use; villas suit longer family stays.
  • District pipeline. Schools plus retail and lifestyle projects usually strengthen long-term value.
  • Asset quality. Family demand prefers well-managed, practical projects.

In short, the rise of international schools confirms Phuket’s evolution into a real residential market. For property buyers, that is a positive sign: more permanent demand, better district formation and stronger long-term value.
