Kathu–Patong Is Back: Why the Tunnel Matters for Phuket Property

The Kathu–Patong project has moved back from a long-running idea into the real agenda. For Phuket, that matters because a major road link can reshape not only travel time, but also property demand, rental demand, and land values.

What happened

Authorities have confirmed that Phuket Expressway Phase 1: Kathu–Patong is being prepared for Cabinet consideration in Q4 2026. If approved, construction could start immediately, with a working construction timeline of around four years. A lower toll is also being discussed so the road can be both modern and widely usable.

Why it matters for property

Kathu–Patong is not just another bypass. It is a key link in the island’s most sensitive corridor: the connection between inland Phuket and the Patong resort zone. That brings three market effects. First, Kathu and nearby areas may become more practical for everyday living and rental demand. Second, Patong may strengthen its position as a highly liquid tourism zone where access quality matters as much as beach proximity. Third, properties along the future transport corridor usually gain an extra demand argument.

What it means for buyers

Buyers should treat this as a medium-term value factor, not a distant promise. For investors, it is a reason to look more carefully at condos, villas, and land in Kathu, on the edge of Patong, and in locations with easy future access to the route. For end users, it is a chance to choose an area whose liveability may improve together with the infrastructure.

What to check next

  • real access to Patong, Kata, and Phuket Town;
  • property type: managed formats usually work best for rental use;
  • noise, slope, access road, and parking;
  • legal land status and access rights for villas or plots;
  • exit plan: resale, long-term rent, or personal use.

This is a constructive signal for Phuket: the island is not only growing in tourism, but also building the transport structure that makes property more readable and more liquid.
