Kathu–Patong Is Back: Why the Tunnel Matters for Phuket Property
The Kathu–Patong project has moved back from a long-running idea into the real agenda. For Phuket, that matters because a major road link can reshape not only travel time, but also property demand, rental demand, and land values.

Authorities have confirmed that Phuket Expressway Phase 1: Kathu–Patong is being prepared for Cabinet consideration in Q4 2026. If approved, construction could start immediately, with a working construction timeline of around four years. A lower toll is also being discussed so the road can be both modern and widely usable.
Why it matters for property
Kathu–Patong is not just another bypass. It is a key link in the island’s most sensitive corridor: the connection between inland Phuket and the Patong resort zone. That brings three market effects. First, Kathu and nearby areas may become more practical for everyday living and rental demand. Second, Patong may strengthen its position as a highly liquid tourism zone where access quality matters as much as beach proximity. Third, properties along the future transport corridor usually gain an extra demand argument.
