New central park in Phuket Town: why it matters for homes and rentals

One of the year’s most visible urban projects in Phuket Town is close to completion: a large public park is taking shape on the site of the former provincial prison. For property, this is more than landscaping. It creates a new green anchor in the island’s urban core, improving daily life, walkability, and the area’s long-term appeal.

The project is now more than 80% complete and is expected to open by mid-2026. The former prison site on Damrong Rd is being transformed into a public park with recreational space, community use, children’s areas, pavilions, and parking.

Why it matters. Phuket Town has long been seen mainly as an administrative and service center, not a place people choose for year-round living. A major public park changes that. It gives the city center a stronger lifestyle argument: a place to live, walk, relax with family, and stay close to schools, offices, cafes, and the historic core.

For rentals, the effect is practical too. Homes in areas with better greenery, public spaces, and everyday city functions tend to hold demand better from long-term tenants: families, professionals, business owners, and residents who stay on the island beyond one season. That is especially true for city condos.

What to check. First, actual walking distance to the park and central Phuket Town. Second, transport and parking, which matter a lot in this part of the island. Third, the building itself: a new park does not fix poor layouts, noisy roads, or weak management.

If you are buying for living or long-term rental, this project is a useful signal that central Phuket is becoming a more mature urban market. The island is not only about beaches and resort zones anymore; it is also building a stronger city lifestyle, which usually supports liquidity for functional, well-located assets.
