Visa for property owners in Thailand costing from 3 million baht (Thailand Investment Visa)
Who can get the visa
Property owner (freehold / leasehold), if:
- Property value: from 3,000,000 ฿ (for leasehold — from 3,060,000 ฿).
- Chanote (property certificate) is issued in the name of the applicant.
- Sales / leasehold agreement is registered with the Land Department.
- There is proof of full payment under the agreement (receipts/payment confirmations).
Conditions for issuing
- You are in Thailand.
- Your passport has at least 20 days left on the current visa/stamp.
Issuing scheme:
- Obtain a visa for 3 months.
- Then extend it for 12 months at the immigration office.
Important regarding entry formats:
- 3-month visa — Single.
- 12-month visa — Multiple.
Documents
- Application form.
- Photo 4×6 cm (1 piece).
- Copy of the applicant's passport (all pages).
Documents for property:
- Sales / leasehold agreement.
- Chanote (property certificate).
- Proof of full payment for the property.
Photographs:
- In front of the condominium building.
- At the apartment door (apartment number must be visible).
- Inside the apartment.
Additionally: a map indicating the location of the building.
Visas for the investor's family members
- Spouse: legally registered marriage.
- Children: under 20 years old, living with the applicant, unmarried.
- Parents: aged 50 and over.
